Location: The 13-square mile area is roughly bordered by 95 Ave. to the east, 110 Ave. to the west, Olive on the south and Beardsley on the north.
Number of Residents: The population is approximately 28,000 on a year-round basis, and an additional 16,000 seasonally.
Dwelling Types: Single family detached homes with 2-3 bedrooms; Gemini/twin (“duplex”) homes; garden apartment condominiums. There are also many assisted care facilities located within Sun City.
Years Built: 1960-1978
Age Restriction: One permanent resident must be at least 55 and others in the household at least 19 years of age.
Amenities: Seven recreation centers with pools (one indoor); 11 golf courses including 5 regulation, 3 executive and 3 private clubs; 2 bowling alleys; 2 libraries; 2 lakes, including one with fishing and picnic tables; 30 churches and synagogues; 16 shopping areas; indoor and outdoor sports and recreation of all types; crafts, arts, education and entertainment facilities of all kinds; myriad associations, groups and social organizations.
Medical Facilities: A full range of medical facilities and nationally accredited Boswell Hospital are located in Sun City.
Fees: 2010 - $420 per year per property. Buyers incur preservation & improvement fee and transfer fee - contact me for details. Duplexes and condos have additional monthly fees that can include outside maintenance, sewer/water/garbage fees, etc.
